Dubai,
a liberal but highly structured framework.
No day cap, but a mandatory DET permit, an imposed SIRA lock and a tourist tax to collect. Our on-the-ground teams in Dubai take on your entire compliance, from permit issuance to annual renewal.
Holiday Home
in full compliance.
The DET (Department of Economy & Tourism, formerly DTCM) regulates short-term rental in Dubai. Permit, security, tourism taxation: here's the essential.
Holiday Home permit (DET)
Mandatory for short-term rental. Indicative cost: from 370 AED/year depending on the number of bedrooms, plus a registration fee in the first year. Initial issuance + annual renewal fully handled by Flatlab. Without a permit, no distribution possible on Airbnb, Booking, Bayut.
SIRA connected lock
Mandatory: SIRA-certified connected lock (Security Industry Regulatory Agency). Installation, configuration and maintenance handled by our on-the-ground teams in Dubai.
Taxes & Tourism Dirham
Tourism Dirham and 5% VAT collected from the guest and remitted. Fines from 200 to 20,000 AED depending on the breach. Automated collection and remittance via your owner console.
Guest registration
Every guest must be declared to Emirati authorities at check-in. Procedure built into our arrival flow, no action on your side.
No day cap
Unlike France, no annual cap. Your property can be rented 365 days a year without regulatory restriction, hence significantly higher gross returns.
