120-day cap in Nice
Primary residence: 120 days/year in Nice since 1 September 2026 (council decision of 19 June 2026, after a period at 90 days). Elsewhere on the Riviera, 120 days/year unless a municipal decision lowers the cap. The City has announced new rules for 1 January 2027.
Seasonality & winning mix
We concentrate short-term rental on high season (June–September, Cannes Film Festival, Monaco Grand Prix) and switch to mobility lease 1–10 months off-season, uncapped format. Returns smoothed over 12 months.
Change of use in restricted zones
Second home: change of use authorization required in Nice, Cannes, Antibes, Menton. Compensation possible depending on the municipality. We build the file and steer you to the most profitable legal format.
Declaloc national registration
National registration becomes mandatory once the online service goes live, announced for the fourth quarter of 2026. The registration number must appear on all your listings, under penalty of fines.
