Paris and its metropolis,
the most regulated zone in France.
90-day cap in Paris, change of use with compensation, strict condominium rules: Île-de-France concentrates the heaviest constraints of the Loi Le Meur. We take on your entire compliance, from registration to renewal.
What changes
when you rent in Paris or inner suburbs.
90-day cap in Paris
Primary residence: 90 days/year maximum in Paris since 1 January 2025, by decision of the Paris Council. Elsewhere in Île-de-France, 120 days/year unless a municipal decision lowers the cap.
Our response: the winning mix
We combine short-term rental on peaks (Olympics, Fashion Week, trade shows, bank holidays) with mobility lease 1–10 months the rest of the year, two uncapped formats. Your revenue stays maximized, legally.
Change of use & compensation
For a second home in Paris, mandatory change of use, paired with a compensation in m²: 1 for 1 as a rule, 2 for 1 in reinforced compensation areas, 3 for 1 in the districts with the most tourist lets. Real cost: several hundred thousand euros.
Declaloc national registration
National registration becomes mandatory once the online service goes live, announced for the fourth quarter of 2026. The registration number must appear on all your listings, under penalty of fines.
Energy performance & Parisian condominiums
To obtain a change of use, a tourist let must have an energy rating from A to E, then A to D in 2034. Haussmann condominiums often include a bourgeois clause that may prohibit furnished tourist rental. Systematic verification of the rules + syndic agreement.
