How much can my property really earn on Airbnb? The Flatlab method, city by city

The complete method to honestly size your short-term rental potential. ADR, occupancy, legal framework, real ranges per region.

Wondering what your property could actually earn on Airbnb or Booking? Here's the method our team uses to size every owner estimate, how we land on a reliable revenue range, city by city.

The short formula: three variables, one result

A short-term rental's potential rests on three unknowns that multiply together: average daily rate (ADR) × occupancy rate × nights open for booking. Minus platform fees, cleaning re-billed, and concierge commission.

A studio in Nice let at €130/night, 80% occupied over the 120-day high season, grosses ≈ €12,500. The net depends on the management model. That's where the gap opens between DIY hosting and hotel-grade operations.

What moves the ADR

  • Precise location: within 300 m, ADR can shift by 30%.
  • Interior standard: careful decor, hotel bedding, washed linen, every notch raises the accepted price.
  • Professional photos: measurable +15% conversion on Airbnb on average.
  • Dynamic pricing: adjusting every night based on local demand (tourism peaks, events, weekdays vs weekends). It's a skill: our algorithms monitor market data continuously.
  • Multi-channel distribution: don't limit yourself to Airbnb. A property listed on Airbnb + Booking + Vrbo + regional channels (Bayut in Dubai) captures more bookings.

Occupancy: the real trap in naive estimates

A high ADR without matching occupancy = disappointing revenue. Our portfolio averages 89% occupancy over 12 months, top 10% of the market. What makes the difference:

  • Prices never set on gut: systematic re-computation by city, district, day.
  • Guest reply within 5 minutes during the day, never more than 30 minutes.
  • Cancellation policy tuned to each platform and season.
  • 4.8/5+ rating held: it's the threshold above which the Airbnb algorithm pushes your listing.

Real ranges observed, by region

French Riviera (Nice, Cannes, Antibes, Menton)

On our portfolio: a well-located studio makes ≈ €20,000 over 120 high-season days. A 1-bedroom climbs to €22k to €26k depending on sea proximity and standard. A villa with pool can exceed €45,000 per season. In Nice, a primary residence is capped at 120 days a year since 1 September 2026; the rest of the year we switch to a mobility lease of 1 to 10 months, uncapped, to smooth revenue. Details in our article on Nice's day cap.

Île-de-France (Paris, Boulogne, Versailles, Roissy)

In Paris, a primary residence is capped at 90 days a year since 1 January 2025. A Parisian 2-bedroom can hit ≈ €26,000 over the 90 permitted days, then generate additional mobility-lease income beyond the cap. Events (Roland-Garros, Fashion Week, Motor Show) triple ADR on their weeks.

Dubai

No day cap: the property can be let 365 days a year. For a Dubai Marina 1-bedroom, our calculation on public data gives gross revenue of AED 80,000 to 230,000 a year depending on the scenario, detailed in what a Marina 1-bedroom earns. High season (November to March) carries most of the revenue. Compliance requires a DET / DTCM Holiday Home permit, which we handle.

Tunisia (Tunis, Sidi Bou Saïd, Hammamet, La Marsa)

Emerging market for international short-term rentals, with European and Gulf guests. Revenue varies widely by property: a charm-house in Sidi Bou Saïd or a villa with pool in Hammamet is not comparable with a city flat. The rules and the tourist tax are covered in short-term rental rules in Tunisia.

What silently kills the net (often ignored)

  • Hidden commissions: cleaning re-billed with margin, welcome fees, onboarding costs. A quoted 15% can become 30 to 38% in practice.
  • Under-pricing: fear of empty nights pushes owners to cut too early.
  • Suspended account: a mishandled dispute can cost you the listing. Damage: several thousand euros.
  • Non-compliance: Loi Le Meur fines (up to €100,000), missing DET permit, uncollected tourist taxes.
