The break-even occupancy for an 800 sq ft 1-bedroom in Dubai Marina is 63 nights let a year at AED 700 a night, or 17% of the year: that is what covers AED 26,838 of fixed costs, service charge included. At the same price, a studio needs 41 nights and a 2-bedroom 86.
What fixed costs does a Dubai Marina apartment pay, let or empty?
Fixed costs are the ones you pay even if the property stays empty all year: the building's service charge, utilities, internet, the holiday home permit. We reuse the assumptions from our 1-bedroom income calculation and extend them to a studio and a 2-bedroom.
| Fixed cost (AED per year) | Studio, 450 sq ft | 1-bedroom, 800 sq ft | 2-bedroom, 1,150 sq ft |
|---|---|---|---|
| Service charge, AED 16 per sq ft | 7,200 | 12,800 | 18,400 |
| Electricity, water, cooling | 5,040 | 9,000 | 12,960 |
| Internet and TV, AED 389 a month | 4,668 | 4,668 | 4,668 |
| DET holiday home permit | 370 | 370 | 670 |
| Total per year | 17,278 | 26,838 | 36,698 |
| Total per month | 1,440 | 2,237 | 3,058 |
- Unit sizes: picked within the ranges Bayut publishes for Marina towers. Studios of 357 to 400 sq ft at Studio One Tower and 420 to 550 sq ft at Bay Central. 2-bedrooms of 960 to 1,000 sq ft at Marina View Tower, 1,070 to 1,230 sq ft at Bay Central, over 1,204 sq ft at Marina Park.
- Service charge: AED 16 per sq ft per year, within the range of the Dubai Land Department index as reported by Bayut, from AED 13.09 (Marina View Tower) to AED 23.29 (Marina Promenade). This is the line that varies most from one tower to the next.
- Utilities: AED 750 a month for the 1-bedroom, at the top of the AED 650 to 750 range Bayut gives for a 900 sq ft apartment. For the studio and the 2-bedroom, we apply the same cost per sq ft, giving AED 420 and AED 1,080 a month. This is a working assumption: replace it with your own bills.
- DET permit: AED 370 for a studio or 1-bedroom, AED 300 per extra bedroom. Dubai's relief package of 21 May 2026 announces an exemption from permit fees, with timing set by each authority. The rules are set out in Dubai's legal framework.
For the studio, AED 420 of utilities and AED 389 of internet come to AED 809 a month, within the AED 800 to 1,200 range Bayut publishes for a studio, phone and TV included.
The break-even formula for a Dubai short-term rental
The break-even point takes two steps: what one night leaves you, then how many nights it takes to absorb the fixed costs.
- Net share of a night = nightly price ÷ 1.05 × (1 − 0.155 − 0.20). That is 61.4% of the listed price.
- Break-even nights = annual fixed costs ÷ net share of a night, rounded up to the next night.
- ÷ 1.05: 5% VAT. A non-resident owner must register from the first night let, with no threshold, and displayed prices are deemed VAT-inclusive.
- 0.155: Airbnb's host-side fee, 15.5% on the single-fee model, which is mandatory for hosts connected to property management software.
- 0.20: the management commission, calculated on income excluding VAT, the base least favourable to you.
Worked example for a 1-bedroom at AED 700 a night: 700 ÷ 1.05 × 0.645 = AED 430 per night. 26,838 ÷ 430 = 62.4, so 63 nights. A resident below the AED 375,000 annual turnover threshold does not have to charge VAT: the net share rises to 64.5% of the price, and the same threshold falls to 60 nights. Cleaning stays out of the calculation: the guest pays it through the listing's cleaning fee.
Dubai Marina break-even occupancy by nightly price
Number of nights let per year needed to cover fixed costs, and the share of the year it represents.
| Nightly price | Net share | Studio | 1-bedroom | 2-bedroom |
|---|---|---|---|---|
| AED 400 | AED 246 | 71 nights (19%) | 110 nights (30%) | 150 nights (41%) |
| AED 550 | AED 338 | 52 nights (14%) | 80 nights (22%) | 109 nights (30%) |
| AED 700 | AED 430 | 41 nights (11%) | 63 nights (17%) | 86 nights (24%) |
| AED 900 | AED 553 | 32 nights (9%) | 49 nights (13%) | 67 nights (18%) |
| AED 1,100 | AED 676 | 26 nights (7%) | 40 nights (11%) | 55 nights (15%) |
| AED 1,300 | AED 799 | 22 nights (6%) | 34 nights (9%) | 46 nights (13%) |
Market markers published by AirROI for the Marina, August 2025 to July 2026, converted at the fixed rate of AED 3.6725 to USD 1:
- Average price per booked night (ADR): about AED 566 for the cheapest quarter of listings, AED 768 at the median, about AED 808 for 1-bedrooms and AED 1,138 for 2-bedrooms.
- Occupancy rate (the share of nights booked): 41.1% on average, about 150 nights a year. A quarter of listings stay below 19%, about 69 nights.
- Limits: the sample covers 24 listings, with no separate studio figure. So no market price is given for the studio.
At the average 1-bedroom price (AED 808), break-even is 55 nights. A listing in the least-occupied quarter, at 69 nights a year and the price of the cheapest quarter (AED 566), does not cover its fixed costs: it falls about AED 2,800 short, or 9 nights.
Break-even month by month: summer in Dubai Marina
Fixed costs fall due every month, booked nights do not. A 1-bedroom has AED 2,237 a month to cover. Marina prices and occupancy swing sharply with the season, according to AirROI:
- July, the weakest month: ADR of USD 168 (about AED 617) and 21.5% occupancy. One night leaves AED 379: it takes 6 nights to cover the month, and the average listing lets about 6.7.
- November, the strongest month: ADR of USD 313 (about AED 1,149) and 62.6% occupancy. One night leaves AED 706: 4 nights cover the month, and the average listing lets about 19.
These AirROI averages mix all unit sizes. Summer utility bills also run above the annual average used in the fixed cost table. In July, an average Marina 1-bedroom therefore barely covers its monthly costs. The year's margin is made in high season, November to January, when AirROI measures 49.1% occupancy. Low-season levers are covered in filling the Marina's summer months.
How many nights does it take to match an annual lease in Dubai Marina?
Covering fixed costs is your floor. If you currently let on an annual lease, the useful comparison is a second threshold: the number of nights from which short-term letting earns as much as your rent.
Lease-matching threshold = (annual rent − service charge + short-term fixed costs) ÷ net share of a night.
Assumptions: you pay the service charge under both options; on an annual lease, utility and internet bills are in the tenant's name. Rents are Bayut's advertised averages for the Marina in the first half of 2026: AED 103,000 for a 1-bedroom, AED 157,000 for a 2-bedroom. Bayut states these are listing prices, distinct from signed rents. Registered contracts point to similar levels: according to Property Finder, which draws on Dubai Land Department transactions, new Marina leases are signed at an average of AED 101,015 a year for a 1-bedroom and AED 161,775 for a 2-bedroom. For your own unit, the Dubai Land Department's official Rental Index gives the average rent for your area by property type and number of rooms, on the DLD website or in the Dubai REST and DubaiNow apps.
| Unit | Annual rent net of service charge | Nightly price | Nights to match the lease |
|---|---|---|---|
| 1-bedroom | AED 90,200 | AED 700 | 273 (75% of the year) |
| 1-bedroom | AED 90,200 | AED 808 | 236 (65%) |
| 1-bedroom | AED 90,200 | AED 900 | 212 (58%) |
| 1-bedroom | AED 90,200 | AED 1,100 | 174 (48%) |
| 2-bedroom | AED 138,600 | AED 1,138 | 251 (69%) |
| 2-bedroom | AED 138,600 | AED 1,300 | 220 (60%) |
| 2-bedroom | AED 138,600 | AED 1,500 | 191 (52%) |
The average occupancy AirROI measures in the Marina equals about 150 nights. The calculation leaves out agency fees, vacancy between tenants and the furnishing short-term letting requires. With your actual rent, the same calculation tells you whether short-term letting, an annual lease or a mix of the two suits you. The full 12-month comparison is in short-term vs long-term rental in Dubai.
Work out your own break-even point in 5 steps
- Look up your tower's service charge on the Dubai Land Department index and multiply it by your floor area.
- Add up your DEWA and cooling bills over 12 months, summer included, then internet and the DET permit.
- Work out the net share of a night at your average price: price ÷ 1.05 × 0.645 if you are a non-resident.
- Divide your annual fixed costs by that net share: the result is your floor in nights.
- If you let on an annual lease, add your rent net of service charge to the fixed costs and divide again: the result is the threshold that matches your lease.
