Flatlab's all-inclusive property management fee is 20%: cleaning, linen, supplies, maintenance and distribution on 7 channels sit inside that single rate, in Dubai, Nice, Paris and Tunisia. Here is each item, what it covers and how to check it on your monthly statement.
All-inclusive property management fee: what Flatlab's 20% covers
An all-inclusive property management fee bundles into one percentage the services a manager often bills separately. At Flatlab we put it this way: a single commission, with housekeeping, linen, maintenance and distribution included, and no fees appearing along the way. The table lists each item and the exact wording of our offer.
| Item | In the 20% | What our offer says |
|---|---|---|
| Cleaning between stays | Included | Housekeeping included in every destination, Dubai too. In-house teams trained to hotel standards. |
| Linen | Included | Fresh linen between every stay. |
| Supplies | Included | Linen and supplies included. |
| Maintenance and upkeep | Included | Property maintenance included. Partner technicians, plumbers and electricians available 7 days a week in our operating zones. |
| Multi-channel distribution | Included | Airbnb, Booking, Vrbo, Expedia, plus Bayut and Dubizzle in Dubai. Calendars synced in real time. |
| Pricing | Part of management | Prices recalculated every night based on demand, seasonality, events and local competition. |
| Guests and check-in | Part of management | Guest messaging, screening, physical check-in or smart lock, digital guidebook, 24/7 emergencies. |
| Compliance | Paperwork handled | Dubai DET permit, issuance and renewal. Loi Le Meur in France. ONTT paperwork and tourist tax collection in Tunisia. |
| Statement and payout | Part of management | Monthly reporting and payment, line-by-line transactions, owner console open 24/7. |
For any item missing from this table, ask us for the answer in writing before you sign. The same rule applies to any manager.
Is cleaning included in the management fee? Cleaning, linen and supplies at Flatlab
Cleaning is the first item that separates two offers at the same percentage. Property Finder noted in February 2026 that in Dubai, short-term cleaning and linen services are often excluded from the fee or charged separately, even when the fee is percentage-based.
At Flatlab, all three items sit inside the 20%:
- Cleaning: done between every stay by our in-house teams, trained to 4-star hotel standards. Included in Dubai, Nice, Paris and Tunisia.
- Linen: fresh linen between every stay.
- Supplies: provided, with no separate line per turnover.
On your statement, no “cleaning”, “laundry” or “welcome kit” line is added to the commission. If your current manager bills these items per stay, add them up over 12 months: that is the real gap between their headline rate and ours.
Maintenance included: call-outs, response times and areas covered
The maintenance included in the 20% covers property upkeep and the coordination of call-outs. In practice:
- A network of trades: partner technicians, plumbers and electricians, available 7 days a week in our operating zones.
- 24/7 on-site intervention, depending on area and contract.
- A response in under 5 minutes from our teams on incidents and emergencies.
- In Dubai: SIRA technicians, with installation and maintenance of the certified smart lock handled by our field teams.
For a major repair or an equipment replacement, ask us in writing how it is handled before you sign. Every expense incurred then shows up in your monthly report.
Distribution and onboarding: 7 channels and a first booking in 7 days on average
Distribution is the fourth included item. Your property is listed on 7 channels, including Airbnb, Booking, Vrbo and Expedia. In Dubai, Bayut and Dubizzle are added. Calendars are synced in real time: no double bookings observed across our portfolio.
Onboarding follows three steps: photoshoot, pricing calibration, multi-channel distribution. The first booking comes in 7 days after signing on average, and you follow each step from your console. Each step is detailed in our first booking within 7 days. In Dubai, going live requires a valid DET permit, which we obtain for you.
Hidden fees in Airbnb property management: check your current statement in 6 steps
Hidden fees in property management show up on the statement, rarely in the contract. Our commitment: every euro received and every expense incurred appears in a detailed monthly report, with no fuzzy line and no hidden commission. To compare with your current manager, take your last three statements:
- Note the commission rate and the amount deducted each month.
- Check what the commission is calculated on: the amount paid by the guest, or revenue after platform fees.
- List every line billed outside the commission: cleaning, linen, supplies, maintenance, recharged platform fees.
- Add those lines up and divide by the month's revenue: that is your real rate.
- Check the date of each payout and the delay between guest check-out and payment.
- Flag any expense without an invoice or explanation.

Changing property manager: notice period, handover and what you keep
Owners who want to change property manager often fear the switch will be worse than what they have. Our mandate comes with a 3-month notice period. If the arrangement no longer suits you, you are free to leave. We aim to earn your trust every month.
Before leaving your current manager, check the notice period in your contract and what happens to your listing and reviews, which depends on the platform and on the account that holds the listing. We explain it in who keeps the listing and reviews. In Tunisia, the rate can be discounted based on the number of properties entrusted.
