Airbnb low season in Dubai Marina: 7 levers to fill your property in summer

From June to August, a Dubai Marina Airbnb earns 31% of its winter monthly revenue. Seven levers to fill those weeks, with the monthly price that beats short stays.

In the low season, a Dubai Marina Airbnb earns on average 31% of its winter monthly revenue: 27.3% occupancy from June to August against 49.1% from November to January, according to AirROI. Seven levers fill those weeks: mid-term stays, minimum stay, summer pricing, business guests, distribution, last-minute demand and the winter calendar.

The Airbnb low season in Dubai Marina, in figures

AirROI tracks Dubai Marina short-term rental listings from August 2025 to July 2026 (data updated on 12 September 2026, sample of 24 listings). Amounts are converted at the fixed rate of AED 3.6725 to USD 1.

Dubai Marina seasonOccupancyAverage nightly rate (ADR)Average monthly revenue
High season (November, December, January)49.1%USD 293, about AED 1,076USD 4,724, about AED 17,349
Shoulder season40.3%USD 245, about AED 900USD 2,981, about AED 10,948
Low season (June, July, August)27.3%USD 185, about AED 679USD 1,486, about AED 5,457
  • Occupancy rate (the share of nights booked): the weakest month drops to 21.5%, the strongest reaches 62.6%.
  • Price: July is the lowest-earning month, with an ADR (average price per booked night) of USD 168, about AED 617. November is the highest-earning, at USD 313, about AED 1,149.
  • Length of stay: 8.5 nights on average, 5.2 nights in June, 11.6 nights in August.
  • Booking window: 51 days on average, 69 days in April, 1 day in June.

One caveat on the period: June and July 2026 follow the Iran conflict that began in late February 2026 and cut visitor numbers to Dubai. In March 2026, hotel occupancy fell to 36%. In August 2026 it recovered to 66%, 89% of the August 2025 level, according to the Department of Economy and Tourism (DET). Summer 2026 therefore combines seasonality and recovery.

What Dubai hotels do in summer, and what it means for your listing

DET figures for 2025, a year without a shock, isolate the summer effect. We subtracted the first half of 2025 from the January to August 2025 figures to obtain July and August.

Dubai hotels, 2025January to June, per monthJuly and August, per monthChange
International visitors1.65 million1.33 million-19%
Room nights sold3.71 million3.40 million-8%
Average room rateAED 584about AED 336 (calculated)about -42%

In summer, hotels lose 19% of visitors per month and only 8% of room nights sold. They hold their volume by cutting their rate by about 42%. In July, your listing therefore competes with hotel rooms cheaper than in winter, for weaker demand. A winter rate kept through summer prices your property out of the market.

In 2026, AirDNA reports the same pressures on UAE short-term rentals: third-quarter booked nights pacing about 13% behind 2025, apartment ADR down 7% in July, and a shift towards stays of 28 nights or more. Properties near Jebel Ali Port, including the Marina and JBR, lost guests to areas further inland.

7 levers to fill the low season in Dubai Marina

  1. Open the calendar to mid-term stays. In the AirROI Marina sample, 58.3% of listings already require a minimum of 30 nights, and the average stay reaches 11.6 nights in August. Offer a monthly discount for June, July and August, and reason in revenue per month. On Airbnb, a booking of 28 consecutive nights or more is a monthly stay: the monthly discount applies from 28 nights, the guest pays the first month and then in monthly instalments, and your long-term cancellation policy (Firm or Strict) applies instead of your usual one. Under either, a late cancellation still pays you the nights already spent plus the next 30 nights. In the Marina, a monthly stay paid above about AED 5,500 beats the summer average for short stays.
  2. Adjust the minimum stay by season. Only 12.5% of listings in the sample accept 1 or 2 night stays. In high season, a higher minimum limits turnovers when demand is strong. In June, a minimum of 1 to 2 nights on empty weeks captures demand that most listings turn away.
  3. Set a summer rate based on the summer market. The Marina's low-season ADR is 37% below its high-season ADR. Set a floor price from your cost per night and your fixed costs, then let the rate move above it. The floor method is set out in the Marina break-even night count.
  4. Target business stays. Project assignments, relocations waiting for an annual lease, training courses: these stays do not depend on the weather. They need a desk, a reliable connection, a washing machine and an invoice in the company's name. A listing that says so in its title and photos enters their search filters.
  5. Distribute beyond Airbnb. Booking.com reaches business travellers, and UAE property portals such as Bayut and Dubizzle reach residents looking for a furnished home for a few weeks. Each added channel feeds the same calendar, provided it is synchronised to avoid double bookings.
  6. Capture last-minute demand. In June, the average booking window in the Marina is 1 day. Turn on instant booking, accept same-day arrivals and open the single nights left between two stays. Check your tower's rules first: some communities require keys to be handed over in person at every arrival.
  7. Sell winter during summer, and schedule maintenance in the gaps. The average booking window is 51 days: nights in November, the highest-earning month, are booked from September. Publish your winter rates before summer ends, and schedule air conditioning servicing, repairs and new photos on the weeks that stay empty.

Levers 3 and 6 rely on rates reviewed every day. How those adjustments work is explained in our article on dynamic pricing.

Mid-term stays in a Marina summer: the monthly price that beats short stays

A one-month stay blocks the calendar. It pays off once its revenue exceeds what short stays earn on average over the same month. The calculation uses AirROI's Marina averages, over a 31-night month.

Option for a summer monthRevenue for the monthEquivalent per night over 31 nights
Short stays, June to August average (AirROI)AED 5,457AED 176
Short stays, weakest month (AirROI)AED 3,930AED 127
One-month stay, assumption at AED 6,000AED 6,000AED 194
One-month stay, assumption at AED 8,000AED 8,000AED 258
  • The threshold: above about AED 5,500 for the month, a monthly booking beats the sample's summer average for short stays. That is AED 176 a night, 26% of the Marina's summer ADR.
  • Platform fees apply as a percentage in both cases: the comparison still holds after those fees.
  • Energy stays with you: a guest present all month runs the air conditioning continuously. Build your summer DEWA (electricity and water) and cooling bills into the monthly price.
  • The trade-off: a booked month shuts out better-paid last-minute bookings. Keep mid-term stays for the weeks your booking history shows as empty.
