As of 3 October 2026, no reliable public source ranks the best Dubai Marina towers for Airbnb by bookings: published data stops at neighbourhood level. What gets a tower booked can be checked against six criteria, and within the Marina alone, according to GuestFavorites, the least-booked quarter of listings stays below 19% occupancy while the most-booked quarter exceeds 82%.
Is there a ranking of the best Dubai Marina towers for Airbnb?
No. The three data providers consulted publish figures by neighbourhood, never by building:
- GuestFavorites measures 3,787 Airbnb listings in its Dubai Marina area (updated 2 October 2026).
- AirROI measures 24 in its own, from August 2025 to July 2026. Its three highest-earning listings name only one building, Damac Heights, in their titles.
- The Department of Economy and Tourism (DET), which issues Holiday Home permits, does not publish the number of permits per tower.
A company presenting "the most-booked residence in the Marina" is therefore measuring its own apartments in that residence. The figure describes its management of a few units over a given period. It says nothing about the other apartments in the tower, or about the towers it does not manage. To judge such a figure, you need four things: the number of units measured, the period, the occupancy rate and the average nightly rate over that period. The methodological gaps between sources are set out in our Marina, JBR and Dubai Harbour comparison.
Why two Dubai Marina apartments have different occupancy rates
GuestFavorites measures the same average occupancy rate (the share of nights booked) for Dubai Marina and for Dubai as a whole: 69%. Within the Marina, however, the gap between listings reaches 63 points. The published spread covers 12 months, October 2025 to September 2026; each column is a separate distribution:
| Dubai Marina listings | Occupancy | Annual revenue |
|---|---|---|
| Bottom quarter threshold | 19% | AED 32,356 |
| Median | 52% | not published |
| Top quarter threshold | 82% | AED 180,032 |
| Top 10% threshold | 98% | AED 272,385 |
The average nightly rate shows the same spread: AED 224 for budget listings, AED 1,197 for the most expensive. For a Marina owner whose unit runs at 40%, the gap with the top quarter comes from the building, the apartment and the management. On AirROI, Marina listings average 4.9 out of 5 for "location" and 4.67 out of 5 for "value": guests already rate the neighbourhood highly, and they decide on the apartment and its price.
Six criteria that get a Dubai Marina tower booked
Airbnb ranks listings on four families of factors it makes public: quality (photos, reviews, content), popularity (bookings, page views, wish lists), price compared with similar listings in the area, and location, with homes close to sought-after places ranking higher. Each of the six tower criteria feeds one of these families.
| Criterion | Effect on bookings | How to check it |
|---|---|---|
| Marina or sea view | Nightly rate and the listing's lead photo | Floor and orientation of the unit, view from the living area |
| Beach access | Airbnb's "location" factor | Actual walking time to JBR beach |
| Tram and metro | Longer stays, guests without a car | Nearest tram stop, metro interchange |
| Completion year | Reviews on cleanliness, air conditioning, lifts | Completion date, works approved by the owners' association |
| Building amenities | Guests' search filters | Pool, gym, parking: present in almost every listing |
| Building rules | Whether you can let at all, how smooth arrival is | NOC required or not, lobby check-in rules |
View, beach and transport
The view is the first selling point Marina listings put in their titles: the second highest-earning listing measured by AirROI is called "2BR in Damac Heights with Marina View". Beach access splits buildings into two groups. The JBR (Jumeirah Beach Residence) towers are built on the beachfront. Towers along the Marina canal rely on the tram: Dubai Tram serves the Dubai Marina, Dubai Marina Mall and Marina Towers stops, with metro interchanges at Sobha Realty and DMCC. According to Bayut, Marina Promenade is 4 minutes from the JBR tram stop and Cayan Tower an 8-minute walk from Marina Towers.
Completion year and amenities
An older tower shows in the reviews: worn carpets, noisy air conditioning, waits at the lifts. The completion date does not predict running costs, though. According to Bayut, which uses the Dubai Land Department index, Marina Promenade (2008) charges AED 23.29 per sq ft per year and Cayan Tower (2013) AED 14.30. On amenities, AirROI finds a pool and a gym in almost all of the 24 Marina listings it measures: guests expect them, and they no longer set one tower apart from another.
| Tower (alphabetical order) | Completion | Service charge (AED per sq ft per year) |
|---|---|---|
| Bay Central | not recorded | 21.47 |
| Cayan Tower | 2013 | 14.30 |
| Dubai Marina Towers | not recorded | 15.48 |
| Marina Park | not recorded | 13.80 |
| Marina Promenade (6 buildings, Emaar) | 2008 | 23.29 |
| Princess Tower (101 floors) | not recorded | 16.62 |
This table, in alphabetical order, compares running costs and measures no bookings. Between neighbouring towers, the service charge (the annual building maintenance fee) ranges from AED 13.80 to AED 23.29 per sq ft. On 800 sq ft, the gap exceeds AED 7,500 a year, to be deducted from revenue before comparing two units. The full calculation for a one-bedroom is in what a Dubai Marina one-bedroom earns.
Building rules: what a Dubai Marina tower can impose on a Holiday Home
A well-located tower earns nothing if its rules block short-term letting or slow down guest arrival. Two points need checking before any calculation:
- The NOC (no objection certificate from the developer or building): some buildings require one for the DET permit application. The process is set out in our DET Holiday Home permit guide.
- Check-in rules: since 29 January 2025, Emaar Community Management has enforced the requirement for operators to be present at the lobby when guests arrive in the communities it manages, under the DET Holiday Homes guide. A tower where self check-in is no longer possible needs someone on site for every stay.
How to assess your Dubai Marina tower before buying or changing strategy
- Look up the tower's service charge on the Dubai Land Department index, by project and by year.
- Get the building's position on Holiday Homes in writing: NOC required or not, lobby check-in rules.
- Note the floor, the orientation and the actual view from the living area. Take a photo on site.
- Walk the route to JBR beach and to the nearest tram stop, and time it.
- Check the completion year and approved works: facade, lifts, central air conditioning.
- If a manager presents a tower as "the most booked", ask for the number of units measured, the period, the occupancy and the average nightly rate, unit by unit.
- Compare your own listing with the published thresholds for the area: below 52% occupancy over 12 months, your unit sits in the lower half of the Marina listings measured by GuestFavorites.
