As of October 2026, no public source measures the three sub-areas separately: Dubai Marina shows 69% occupancy and AED 833 a night on GuestFavorites, 41.1% and $252 on AirROI, JBR has no standalone data, and Dubai Harbour is measured on just 51 Emaar Beachfront listings. Finding the best area for short-term rental in Dubai therefore means comparing one source, one period and like-for-like properties.
Best area for short-term rental in Dubai: published figures by sub-area
Three data providers publish short-term rental metrics for Dubai. Two metrics are enough to compare sub-areas: ADR (the average price paid per booked night) and occupancy rate (the share of available nights actually booked). Multiplied together they give RevPAR, revenue per available night, the metric closest to yield. All three are covered in our guide to ADR, occupancy and RevPAR.
| Area | Source | Period | Listings | ADR | Occupancy | RevPAR |
|---|---|---|---|---|---|---|
| Dubai, whole city | AirDNA (via Emirates 24|7) | 12 months to end August 2026 | 18,902 | AED 654 | 69% | AED 451 |
| Dubai, whole city | GuestFavorites | updated 2 Oct 2026 | 24,007 | AED 739 | 69% | AED 510 (calculated) |
| Dubai, whole city | AirROI | Aug 2025 to Jul 2026 | 20,018 | $286 | 39.9% | $112 |
| Dubai Marina | GuestFavorites | updated 2 Oct 2026 | 3,787 | AED 833 | 69% | AED 575 (calculated) |
| Dubai Marina | AirROI | Aug 2025 to Jul 2026 | 24 | $252 | 41.1% | $112 |
| JBR | no standalone public source | not published | not published | not published | not published | not published |
| Dubai Harbour (Emaar Beachfront only) | AirROI | Aug 2025 to Jul 2026 | 51 | $464 | 38.8% | $166 |
Amounts stay in the currency each source publishes. "Calculated" means ADR × occupancy, worked out by us.
Read source by source, the table shows two things:
- On GuestFavorites, Dubai Marina has the same occupancy as the city average (69%) and an ADR AED 94 higher, or 13%. The Marina's advantage comes from the nightly rate.
- On AirROI, Emaar Beachfront shows an ADR of $464 against $252 in the Marina, with similar occupancy (38.8% against 41.1%), giving a RevPAR 48% higher. That gap rests on 51 and 24 listings, a sample too small to draw a rule from.
GuestFavorites' Dubai Marina figures are internally consistent: AED 833 × 69% = AED 575 per available night, and AED 575 × 365 nights = about AED 209,800, against a published median annual revenue of AED 209,519.
Why Dubai Marina's occupancy rate is 41% on one source and 69% on another
The 28-point gap on Dubai Marina comes from the way each source builds its measure:
- Boundaries: AirROI's "Dubai Marina" counts 24 active listings, GuestFavorites' counts 3,787. Among the top performers in the GuestFavorites area is a unit described as located in JBR, so that area appears to cover more than the Marina proper.
- Platforms: AirDNA counts properties listed across several platforms, once each. GuestFavorites describes listings published on Airbnb.
- Seasonality: AirROI puts the Marina's revenue peak in November and its low in July. GuestFavorites shows occupancy peaks in February and August. Both readings cannot be true for the same stock.
- Period: every 12-month average available in October 2026 covers the regional conflict of spring and summer 2026.
A neighbourhood figure is only worth something with its source, its period and the number of listings measured. A figure presented without those three elements cannot be checked.
JBR: no short-term rental data published on its own
As of 3 October 2026, none of the sources consulted publishes figures specific to JBR (Jumeirah Beach Residence). AirROI has no JBR page. GuestFavorites appears to fold JBR into its Dubai Marina area. AirDNA's public Dubai page was not accessible when we checked. The JBR figures circulating online come from commercial websites that cite neither method nor sample, so we do not repeat them.
The only dated information concerns the trend. According to AirDNA data reported by Skift on 2 September 2026, areas near Jebel Ali Port, including Dubai Marina and JBR, lost guests to inland districts during the regional conflict. Across the UAE, apartment ADR was still down 7% in July, while villa ADR rose 12.2%. The wider market context is set out in what the 2026 market changes for owners.
Dubai Harbour short-term rental: one public measure, on 51 listings
None of the sources consulted publishes a Dubai Harbour page. AirROI publishes Emaar Beachfront, Dubai Harbour's residential development, for August 2025 to July 2026:
- Annual average: ADR $464, occupancy 38.8%, RevPAR $166.
- High season: November, December and January. Strongest month: 50.8% occupancy and a $506 ADR.
- Low season: June, July and August, with average occupancy of 34.3% and an average ADR of $392. Weakest month: 28.1% occupancy and $340 a night.
- Supply: AirROI reports a 200% rise in listings over one year.
- Booking lead time: 17 days on average, against 51 days for the same source's Dubai Marina area.
For an owner, the profile reads as follows: a high nightly rate, occupancy below 40% and fast-growing supply. Revenue from a Dubai Harbour unit depends mostly on the rate held in high season.
How to compare your property's yield across Marina, JBR and Dubai Harbour
Without reliable public data for each sub-area, the comparison has to be built from figures you can check:
- One source and one period for every sub-area compared.
- The number of listings measured: 24 listings describe a handful of buildings.
- The same layout: studio, one-bedroom or two-bedroom, with comparable view and beach access.
- RevPAR first, with ADR and occupancy alongside. High occupancy at a low rate can earn less than average occupancy at a high rate.
- Net revenue: management fee, platform fees, Tourism Dirham, permit, service charges and cleaning deducted. These items are costed in the real running costs in Dubai.
- Yield: annual net revenue divided by the property's actual purchase price.
- Monthly statements from comparable properties over 12 months, night by night, in place of a neighbourhood average.
If you own several units across these sub-areas, applying the same grid to each one gives a consolidated view and a revenue per available night you can compare from one unit to the next.
