An honest monthly owner statement lets you recalculate your payout on your own, booking by booking, with a calculator. It fits in about fifteen lines: the month's bookings, VAT, platform fees, the management fee, each expense with its invoice, and the balance paid on a fixed date.
What is a monthly owner statement for a Dubai holiday home?
The monthly owner statement is the document your management company sends each month to justify the amount paid to you. For an owner living outside Dubai, it is the only means of control: you see neither the check-ins, nor the cleaning turnovers, nor the contractors' invoices.
Promises of "transparent financial reporting" are common on the market. One test separates them: from the statement alone, can you arrive at the amount transferred to your account? If a line is missing, if a total is not broken down, or if the basis of the management fee is not written down, the answer is no.
- A verifiable statement starts from each booking and works down to the payout, with no hidden step.
- An unverifiable statement gives a revenue total, a cost total and a balance.
Sample monthly owner statement for a Dubai Marina 1-bedroom, line by line
The statement that follows is an illustrative example with rounded figures. It is not a real statement. It uses the central scenario from our calculation of Marina 1-bedroom rental income: about AED 700 a night and a 55% occupancy rate (the share of nights booked). Assumptions: a 31-night month, bookings made through Airbnb, a non-resident owner, a 20% management fee with cleaning included, calculated on income excluding VAT.
| Statement line (illustrative example) | Nights | Amount (AED) |
|---|---|---|
| Booking 1, Airbnb, 1st to 5th of the month | 4 | 2,880 |
| Booking 2, Airbnb, 7th to 13th of the month | 6 | 4,080 |
| Booking 3, Airbnb, 18th to 21st of the month | 3 | 2,250 |
| Booking 4, Airbnb, 28th to the 2nd of the next month (4 of 5 nights allocated to this month) | 4 | 2,720 |
| Income for the month, VAT included | 17 | 11,930 |
| 5% VAT included in the price (5/105), to be remitted to the Federal Tax Authority | -568 | |
| Income excluding VAT | 11,362 | |
| Airbnb host fee, 15.5% of income excluding VAT | -1,761 | |
| Management fee, 20% of income excluding VAT | -2,272 | |
| Cleaning, linen, supplies: included in the management fee | 0 | |
| Tourism Dirham collected from guests (17 nights × AED 10) | +170 | |
| Tourism Dirham remitted to the Department of Economy and Tourism | -170 | |
| Electricity, water, cooling (DEWA bill attached) | -750 | |
| Internet and TV (bill attached) | -389 | |
| Repair: replacement of a mixer tap (plumber's invoice attached) | -350 | |
| Balance carried over from the previous month | 0 | |
| Payout to the owner, on the date set in the contract | 5,840 |
Out of AED 11,930 paid by guests, AED 5,840 reaches the owner's account, or 49%. The building's service charge, paid directly by the owner, does not appear: an honest statement lists it as a memo item when the operator does not pay it.
Bookings on the statement: dates, channel, nights and amount
Each booking takes one line of the monthly statement, with four pieces of information: check-in and check-out dates, channel (Airbnb, Booking, direct booking), number of nights, and the amount paid for the stay. Without these four, no check is possible.
- Bookings spanning two months: the statement states its rule. In the example, nights are allocated to the month in which they fall. Other operators allocate the whole booking to the check-in month. Both methods hold up, provided they are written down and applied consistently.
- Cancellations: a cancelled booking appears with any amount retained under the cancellation policy, marked "cancelled".
- Discounts and refunds: a discount given to a guest or a refund after a complaint sits on its own line, with the reason.
- Blocked nights: your personal stays and blocks for works are listed with their dates.
Payout timing can be checked too. For a stay of 27 nights or fewer, Airbnb initiates the host payout by the end of the business day after the guest's scheduled check-in. A month's money is therefore with the operator shortly after each arrival. A payout to the owner several weeks after month end should rest on a date written into the contract.
Deductions on the statement: VAT, platform fees, management fee and costs
The deductions on a monthly statement follow a fixed order, each with its rate and its basis. A 20% fee costs more or less depending on the amount it applies to, as our breakdown of holiday home management fees in Dubai shows.
- VAT: a non-resident owner must register for VAT from the first night let, with no threshold, and displayed prices are deemed VAT-inclusive. The statement says who files the return, you or a representative.
- Platform fees: 15.5% for the host on most Airbnb listings run through property management software. The actual rate for each channel appears on the line.
- Management fee: rate, calculation basis, and whether VAT on the fee is included, added or not applicable. Cleaning, if charged separately, appears with a unit price and a number of turnovers.
- Taxes collected for a third party: the Tourism Dirham (AED 10 per bedroom per night for Standard units, AED 15 for Deluxe) is paid by the guest and then remitted. It enters and leaves the statement with a zero balance. Dubai's relief package of 21 May 2026 announces an exemption for hotel rooms and restaurants, without saying whether it applies to holiday homes. The rules are summarised in Dubai's legal framework.
- Costs and repairs: every expense paid on your behalf carries the contractor's name and an attached invoice. The contract sets the amount an operator can commit without your approval.
The month's indicators: occupancy, average rate and blocked nights
Three indicators complete the monthly statement and let you compare one month with the previous one.
| Indicator (illustrative example) | Calculation | Value |
|---|---|---|
| Occupancy rate | 17 nights let / 31 nights available | 55% |
| Average rate per night let (ADR), VAT included | AED 11,930 / 17 nights | AED 702 |
| Revenue per available night (RevPAR), VAT included | AED 11,930 / 31 nights | AED 385 |
| Blocked nights (personal use, works) | List of dates | 0 |
Two rules make these figures comparable. The basis is written down (VAT included or excluded) and stays the same from month to month. Blocked nights are removed from available nights and listed: otherwise a high occupancy rate can hide a shrunken calendar.
Checklist: the 12 lines a monthly owner statement must contain
- The period covered, and the rule for bookings that span two months.
- Each booking: dates, channel, number of nights, amount paid for the stay.
- Cancellations, discounts and refunds, each on its own line with its reason.
- Cleaning fees charged to guests, if any, and who receives them.
- The VAT included in income, and who files it with the Federal Tax Authority.
- Each platform's fees, with their rate.
- The management fee: rate, calculation basis, VAT on the fee.
- The Tourism Dirham collected and remitted, for a zero balance.
- Each expense paid on your behalf, with the contractor and an attached invoice.
- Blocked nights, with their dates and reason.
- The month's occupancy rate, ADR and RevPAR, on a consistent basis.
- The balance carried over, the amount paid and the transfer date.
Three signals justify a written request for an explanation: a cost total with no detail, a management fee with no stated basis, an expense with no invoice. For an owner already let down by an operator, the most useful step is to request the last three months' statements and redo the calculation of one of them, line by line.

How do I check my holiday home management company's statement?
Take one booking from the statement and find its price on the public listing or in the platform export. Apply VAT, the platform fee rate and the management fee on the basis written in the contract. If you do not arrive at the amount on the line, ask for the detail in writing.
When should a holiday home company pay the owner?
On the date written in the contract, which should set one. For a stay of 27 nights or fewer, Airbnb initiates the host payout by the end of the business day after the guest's check-in, so the operator holds the funds shortly after each check-in.
My holiday home company is not paying me: what should I ask for?
Ask in writing for the statements for the months concerned, the platform exports and the invoices for every deducted expense. Then compare the payout date in the contract with the actual date, and the termination clauses with your notice period.
Should the Tourism Dirham appear on the monthly statement?
Yes, on two lines: collected from guests, then remitted. It is not part of your income. A temporary exemption was announced on 21 May 2026: check whether it applies to the statement period.
