Holiday home management fees in Dubai: what 15%, 20% and 25% really include

Holiday home management fees in Dubai run from 15% to 25% of gross revenue. What separates offers is the calculation base and the costs billed outside the fee.

Holiday home management fees in Dubai range from 15% to 25% of gross rental revenue, according to market guides published in 2026. To compare two offers, the percentage alone is not enough. You also need the base it applies to and the list of costs billed outside the commission.

Holiday home management fees in Dubai: the 15% to 25% range and where it comes from

Holiday home management fees in Dubai are a percentage taken from each booking before the owner is paid. Several sources independent of management companies give the same range:

  • Property Finder (February 2026): “typically 15% to 25% of gross rental revenue” for short-term and holiday homes, against much lower long-term management fees.
  • Property Finder (June 2026): approximately 15% to 25% of booking revenue, “sometimes higher”.
  • Bayut (updated September 2026): hiring a property manager can cost 25% of the rental rate.
  • Gulf News (March 2024): average rates of around 15% to 20%.
  • The National (March 2024): a revenue-sharing model of 20% to 25%.

The range holds from one source to the next. What each tier contains follows no standard: two offers at 20% can cover very different services.

What 15%, 20% and 25% Airbnb management fees in Dubai actually cover

An Airbnb management company in Dubai charges its fee for, at minimum, listing management, pricing, guest messaging and turnover coordination. Property Finder notes that cleaning, linen and onboarding (photography, listing creation) are often excluded or charged separately, even when the fee is a percentage. The table shows where the question sits for each tier. Check every line against the contract you are offered.

TierUsually includedOften charged on top
15%Listing and distribution, pricing, guest messaging, check-in and check-out coordination.Cleaning per stay, linen and supplies, onboarding fees, maintenance call-outs, VAT on the fee.
20%The same core, plus some operational items depending on the offer: linen, supplies, permit follow-up.Cleaning recharged per stay, onboarding fees, repairs, VAT on the fee.
25%The core, with more items bundled into the fee: cleaning, linen, supplies, routine upkeep.Repairs and replacements, furnishing, VAT on the fee.

A lower tier signals nothing on its own. You compare offers by adding the fee and the extras, as set out in our pre-signing checklist for Dubai.

Gross or net commission: the calculation that changes the bill

The same percentage costs more or less depending on what it applies to. Airbnb charges 15.5% under its host-only fee, a structure that is mandatory for most hosts, including those using property management software. A worked example, assuming AED 120,000 of bookings over 12 months, all through Airbnb:

ItemFee on grossFee on net of platform
BookingsAED 120,000AED 120,000
Airbnb fee (15.5%)AED 18,600AED 18,600
Commission baseAED 120,000AED 101,400
20% commissionAED 24,000AED 20,280
5% VAT on the commissionAED 1,200AED 1,014
Total management costAED 25,200AED 21,294

At the same headline rate, the gap reaches AED 3,906 a year. The 5% VAT applies when the management company is registered, which is mandatory above AED 375,000 of taxable supplies over 12 months.

Hidden fees in Dubai holiday home management: the list to request in writing

Hidden fees in Dubai holiday home management sit outside the commission. These are the items that widen the gap between two offers:

  • Cleaning per stay: recharged to the owner, or paid by the guest through the listing's cleaning fee. Ask who pays and the unit price.
  • Linen and supplies: sheets, towels, guest amenities, billed per stay or per month.
  • Onboarding fees: photography, listing creation, starter kit, billed once.
  • Maintenance: hourly rate, mark-up on contractor invoices, the spending threshold before your approval is needed.
  • DET permit: government fees plus the company's service fee for issuance and renewal.
  • VAT: included in the headline rate or added to it.

The break-even point is simple to work out. On AED 120,000 of bookings, 5 percentage points of commission are worth AED 6,000 a year. With 60 stays in the year, a 15% offer costs more than a 20% offer once its extras exceed AED 100 per stay on average.

How to compare holiday home management fees: 7 questions

To compare holiday home management fees, ask every company the same questions and require the answers in the contract:

  1. Does the commission apply to what the guest pays, to what the platform pays out, or to the amount net of cleaning?
  2. Is VAT included in the headline percentage?
  3. What is the written list of items billed outside the commission?
  4. What is the unit price of cleaning, and who pays it?
  5. Is a mark-up applied to maintenance and contractor invoices?
  6. Which fees apply when you join, and which when you leave?
  7. Can you see a sample monthly statement for a real, anonymised property?

A sample statement answers most of these questions at once. Also read the management contract clauses before you sign.
