Airbnb management company in Dubai: 15 questions to ask before you sign

DET licence, fee basis, payout date, listing ownership, notice period: 15 questions to ask, and for each one the answer that should make you walk away.

Before you sign with an Airbnb management company in Dubai, ask 15 questions across five areas: DET licensing, the basis of the fee, the statement and payout date, who owns the listing, and how the contract ends. Each one calls for a precise, written answer. A vague answer is enough to rule the operator out.

DET licence: 3 compliance questions for an Airbnb management company in Dubai

In Dubai, short-term rentals fall under the Department of Economy and Tourism (DET), formerly DTCM. A professional operator holds a trade licence listing the activity Vacation Homes Rental. Each apartment or villa then needs its own Holiday Home permit, issued for 3 to 12 months and renewable. The full framework is on our page covering Dubai's legal framework.

  1. What is your trade licence number, and does it list the Vacation Homes Rental activity? DET requires this activity on the licence of every operator registered in its Holiday Homes System. The answer that should send you away: "we operate under a partner's licence", or no number given in writing.
  2. Who obtains and renews the Holiday Home permit for my property, and how long does it take? The permit is issued for 3 to 12 months. Its number must appear on the Airbnb listing, and the printed permit is displayed in the home. Also ask who obtains the NOC (No Objection Certificate, the written consent of the landlord or developer) when the building requires one. The answer that should send you away: "we will put the listing live now, the permit will follow".
  3. Who collects the Tourism Dirham and files it with DET by the 15th of the month, and which line of my statement shows it? The Tourism Dirham is a fee charged per occupied room per night and reported monthly. The answer that should send you away: "it is built into the price, don't worry about it", with no matching line on the statement.

Holiday home management fees in Dubai: 4 questions on what you actually pay

At an Airbnb management company in Dubai, two commissions with the same headline percentage produce different amounts when their basis differs. The comparison that matters is the amount paid to the owner after every deduction. The 15, 20 and 25% models are broken down in our article on holiday home management fees in Dubai.

  1. What is the commission calculated on? The price the guest pays, the amount after the platform's commission, or the amount after cleaning: the answer sits in the contract, with a worked example. The answer that should send you away: "on revenue", with no written definition.
  2. What is charged on top of the commission? Cleaning, linen, supplies, photography, listing creation, software, onboarding fees. Ask for the full list with a price for each item. The answer that should send you away: "it depends on the month", or "on request" fees with no amount.
  3. How much maintenance can the operator commit without your approval, and with what mark-up? A threshold in AED, and the contractor's invoice attached to the statement. The answer that should send you away: "we step in when needed", with no threshold and no invoice.
  4. Do you ask for a maintenance float, and how is it returned? Amount, use, monthly reconciliation, and the refund timeline when the contract ends. The answer that should send you away: a float that is missing from the contract, or one that is non-refundable.

Monthly statement and payout: 3 questions on the money you receive

The monthly statement is an owner's only control tool, especially from abroad. It should let you recalculate the payout booking by booking. A line-by-line example is in our article on an honest monthly owner statement.

  1. Can you show me a real, anonymised monthly statement? Each booking, its amount, the platform commission, the management fee, each expense with its invoice. The answer that should send you away: a single monthly total, or "you will see it once you sign".
  2. On what fixed date am I paid? A date written into the contract, every month. The answer that should send you away: "as soon as the platforms pay us", with no date.
  3. How is your revenue projection built? Average nightly rate, occupancy rate (the share of nights booked), seasonality, costs deducted, and a low scenario. Ask for actual results on comparable units in your tower. The answer that should send you away: "guaranteed income", or a single figure with no written assumptions.

Listing, reviews and termination: 3 questions for changing holiday home operator in Dubai without starting over

A listing's reviews drive its ranking on the platform, and therefore its future bookings. The account that holds the listing decides what happens to it when you leave. The scenarios are set out in our article on who owns the listing and reviews.

  1. Which account is the listing published on, and what happens to the reviews if I leave? The answer is written into the contract. The answer that should send you away: "the listing stays with us", with nothing further.
  2. What notice period applies to terminate, and with what penalties? Notice in months, no exit penalty, no automatic one-year renewal. The answer that should send you away: a renewable 12-month commitment with an exit fee.
  3. What happens to bookings already confirmed after termination? Who hosts those guests, who collects the money, who is paid for those stays. The answer that should send you away: "we cancel them", or a commission claimed on stays the operator no longer manages.

Running the property: 2 questions on your contact person and checks between stays

An owner who lives outside Dubai depends on two things: a person who answers, and proof of the property's condition after each stay.

  1. Who is my named contact, and how quickly do they reply? A name, a channel, a written response time. The answer that should send you away: "write to support", with no response time.
  2. How is the property checked between stays, and how is damage documented and claimed? A check-out checklist, dated photos, a deadline for filing the claim with the platform. The answer that should send you away: "we check", with no photos and no procedure.

FAQ

How do I check the licence of an Airbnb management company in Dubai?

Ask for the trade licence number and check that the Vacation Homes Rental activity appears on it. On any Airbnb listing the company manages, the unit's Holiday Home permit number should be shown.

Can I change holiday home operator in Dubai mid-contract?

Yes, under the notice and penalty terms written into the contract. Before you terminate, get written confirmation of what happens to the listing, the reviews and bookings already confirmed.

Can an owner run a holiday home in Dubai without a management company?

Yes. An individual owner can register the property with DET and manage up to 8 units. Beyond that, a company with a trade licence is required, according to Airbnb's Help Centre. The owner then handles the permit, guest registration and the monthly Tourism Dirham filing alone.
