At Flatlab, the first Airbnb or Booking.com booking comes in on average 7 days after the management agreement is signed: photoshoot, pricing set-up, multi-channel distribution. That figure is an average measured across our portfolio, with no guarantee. Here is what happens during those 7 days of going live, and what depends on Airbnb and Booking.com.
What does "7 days to first booking" mean at Flatlab?
The Flatlab website states the commitment in three places. Step 3 of our process is titled "7 days to first booking": "Photos, pricing, listing and distribution on 7 channels: your property is live in a few days." The owner FAQ adds: "On average 7 days after signing: photoshoot, pricing set-up, multi-channel distribution." The published indicator measures the time "from signed mandate to the first booking".
- Starting point: the signature of the management agreement. Going live happens during the week.
- Nature of the figure: an average. Some properties book sooner, others later.
- Prerequisite in Dubai: the property must be legally lettable. Decree No. 41 of 2013 prohibits leasing out holiday homes (furnished homes let by the night) without a licence from the Department of Economy and Tourism (DET). Without a permit, no listing can be published.
According to DET, a complete permit file is reviewed within one business day. In practice, delays come from missing documents: the DEWA bill (Dubai's electricity and water utility), the developer's no objection certificate, an inspection. The framework is summarised on our Dubai compliance page.
First Airbnb booking: what the algorithm looks at in a new listing
The Airbnb Help Center says a new listing usually shows up in search results within 24 hours, sometimes longer. Booking.com gives the same order of magnitude: up to 24 hours after the property opens for bookings. Airbnb's Help Center describes no visibility bonus reserved for new listings. It describes four groups of ranking factors:
- Quality: photos and videos, ratings and reviews, communication with guests, amenities, cancellations.
- Popularity: wishlist saves, bookings, messages received.
- Price: a listing priced under comparable listings in the area tends to rank higher.
- Location: closeness to the places guests search for.
A new listing has no reviews and no booking history. It makes up for that with what it controls from day one: photos, price, calendar and booking settings.
The photoshoot
Airbnb writes that high-quality photos and videos attract guests' attention and improve engagement, which can improve ranking. Booking.com recommends at least 10 photos, including the bathroom, kitchen and view, shot in daylight and in landscape format. According to Booking.com data, a property page with a 100% score gets up to 18% more bookings than one with incomplete content.
Launch pricing: Airbnb new listing promotion and the Booking.com New Property Deal
Both platforms offer a temporary discount to win the first guests and the first reviews.
| Platform | Mechanism | Discount | When the discount ends |
|---|---|---|---|
| Airbnb | New listing promotion | 20% | After the first 3 bookings. Only one discount applies per reservation. |
| Booking.com | New Property Deal | 20% | After 3 bookings or 90 days, whichever comes first. Can be switched off at any time. |
Cost of the launch, on a hypothetical base rate of AED 500 a night: three 4-night bookings at 20% off add up to 3 × 4 × 100 = AED 1,200 of discount. In return: three stays, and up to three first reviews.
The launch discount does not set the price for the weeks that follow. The base rate is then recalculated every night according to demand, seasonality, events and competition. The method is set out in dynamic pricing in Dubai.
Instant Book, calendar, length of stay: the settings for the first week
- Instant Book: guests book without waiting for the host's approval. According to Airbnb, listings that can be booked instantly may rank higher in search because responses are automatic.
- Availability: according to Airbnb, the more dates a listing has open, the more likely it fits guests' plans. Booking.com says some travellers plan up to 18 months ahead, and that around 10% of its partners do not realise their property is unbookable because of missing availability.
- Minimum stay: Airbnb rewards flexibility on length of stay. Booking.com warns that a restriction, such as a 3-night minimum, can remove the property from the results of the travellers concerned.
- Calendar sync: a property listed on several platforms closes a date automatically once it is booked elsewhere. That is the protection against double bookings.
Existing Airbnb listing or new listing: what changes for the first booking
You already manage your property on Airbnb. Your listing has reviews, a rating and a history. The new listing promotion does not apply to you: the first booking under management lands on a listing that already ranks. The task is to protect that ranking. Airbnb uses the Superhost criteria (host cancellations, responsiveness, ratings and reviews) when ordering results. The Flatlab website puts it this way: "Your Airbnb and Booking accounts stay under your name, and you keep control of your property." The ownership rules for a listing are covered in who owns the listing and reviews.
You are waiting for an off-plan handover. Everything starts from zero: no reviews, no history. The timeline depends first on handover, the DEWA account and the DET permit. The steps after handover are set out in the first 30 days of management.
Day 0 to day 7 checklist for taking a Dubai listing live
The Flatlab website publishes the order of the steps (photoshoot, pricing set-up, listing, distribution) and a 7-day average. It publishes no day-by-day schedule: the markers here are indicative, for a property with an active DET permit.
- Day 0, agreement signed: the measured period starts. Check the DET permit number and expiry date.
- Day 1, access to the property: keys, smart lock approved by SIRA (Dubai's security authority), inventory, linen and supplies.
- Days 1 to 2, photoshoot: every room, the kitchen, the bathroom and the view, in daylight.
- Days 2 to 3, listing: title, description, amenities, house rules, permit number displayed.
- Day 3, pricing set-up: base rate, launch discount or not, minimum stay, calendar open several months ahead.
- Days 3 to 4, booking settings: Instant Book, cancellation policy, calendar sync.
- Day 4, distribution: Airbnb, Booking, Vrbo, Expedia, Bayut and Dubizzle. Usually visible in search within 24 hours.
- Days 5 to 7, adjustments: prices and restrictions corrected based on views and enquiries. First booking on average by day 7, according to the website.
You follow each step from the owner console, open 24/7.

How long does it take to get a first booking on Airbnb?
According to Airbnb, half of the listings activated and booked in the third quarter of 2022 received their first reservation within 3 days. That figure only counts listings that were booked. A new listing usually appears in search within 24 hours. At Flatlab, the first booking comes in on average 7 days after the agreement is signed.
Why is my new Airbnb listing getting no bookings?
The causes documented by Airbnb and Booking.com: a price higher than comparable listings, too few photos, too few open dates, a restrictive minimum stay, or request-to-book settings with Instant Book switched off.
Should I turn on the Airbnb new listing promotion?
The promotion gives 20% off the next 3 bookings after you turn it on. It is open to listings with fewer than 3 bookings and Airbnb's Smart Pricing switched off. According to Airbnb, new listings published in 2025 that used it got more than 70% more bookings and around 40% more earnings in their first three months than those that did not. It lowers the revenue from those three stays.
