In the first 30 days of holiday home management in Dubai with Flatlab, the first booking comes in on average 7 days after signing: photoshoot, pricing calibration, multi-channel distribution. That timeline assumes a valid DET permit, which DET reviews within one business day when the file is complete.
First 30 days of holiday home management in Dubai: what is settled at signing
An owner coming out of a bad experience wants the terms fixed before day one. At Flatlab, four points are set before you sign:
- Net projection: a 12-month figure range based on your property and the local market. An advisor delivers it in under 24h, with a DET audit.
- Fee: 20% all-inclusive. Housekeeping, linen, supplies, maintenance and distribution are covered by that rate.
- Term: 3-month notice.
- Accounts: your Airbnb and Booking accounts stay in your name.
The projection is indicative. No income is guaranteed, and the range depends on the property, the area and the launch season.
How to change holiday home operator in Dubai: what to settle before day one
If your property is already managed, three issues decide when it can go live with a new manager.
- The Airbnb listing: if it sits on your account, you remove the old manager from its co-hosts and the listing keeps its reviews. If it sits on the manager's account, Airbnb transfers neither the listing, nor the reviews, nor existing bookings.
- The Booking.com agreement: only the current contracting party (the person or company that signed the agreement with Booking.com) can start the change of ownership. Booking.com states it can take up to seven days.
- The holiday home permit: Decree No. 41 of 2013 (Article 8) requires the licensee to notify DET of any change in its details. DET also runs a permit cancellation procedure, with an AED 70 administration fee for an approved permit and any Tourism Dirham due to be settled first.
The Airbnb and Booking.com rules are covered in our article on who owns the listing and reviews. Ask your current manager, in writing, whose name the permit is registered under and when it expires.
Week 1 with Flatlab in Dubai: documents, DET permit and going live
The first week covers compliance and launch together. At Flatlab, the property is fully compliant before it goes live.
- You send the documents DET requires: title deed, signed passport copy, recent DEWA bill (electricity and water), developer NOC (no objection certificate) where the building requires one.
- We file the holiday home permit application. DET reviews a complete file within one business day. An inspection may be requested: the unit must be vacant, and any defects found must be fixed within two weeks.
- We install and certify the SIRA smart lock (SIRA is Dubai's security regulator), and register the property for the Tourism Dirham.
- Photoshoot of the property.
- Pricing set-up (the tool that changes the rate of each night): prices adjusted nightly based on demand, seasonality and local events.
- Listing and distribution: Airbnb, Booking, Vrbo, Expedia, Bayut and Dubizzle, with synced calendars.
- First booking: on average 7 days after signing. You follow each step from your owner console.
The full permit process, documents and fees included, is set out in the DET permit process. The work on the listing itself is detailed in going live in 7 days.
What can push the first booking beyond 7 days in Dubai
The 7-day average applies to a complete file. Delays mostly come from paperwork.
| Bottleneck | Rule | Effect on the timeline |
|---|---|---|
| No DEWA bill | Required in the permit file | A new unit waits for the DEWA account to open |
| Developer NOC | Required where the developer or building asks for one | Depends on the developer's response time |
| DET inspection | Unit vacant, defects fixed within two weeks | Up to two weeks of fixes |
| Permit registered by the previous manager | Change notified to DET, or cancellation (AED 70) | Depends on the previous manager's cooperation |
| Booking.com agreement held by the previous manager | Change started by the current contracting party | Up to seven days according to Booking.com |
If the property comes from another manager, bookings already taken on that manager's account stay with them until checkout. They are handled within your notice period.
Weeks 2 to 4: first stays and the first monthly statement
Once the property is live, every stay follows the same routine:
- Arrival: physical check-in or smart lock, digital guidebook for the guest.
- Guest registration: every guest is declared to the Emirati authorities at check-in. The procedure is built into our arrival flow.
- Housekeeping and linen between every stay, by teams trained to hotel standards.
- Messages and incidents: our teams respond in under 5 minutes.
- Taxes: the Tourism Dirham and 5% VAT are collected from the guest and remitted, with tracking in your console.
Reporting and payment are monthly. The statement lists every transaction line by line, and the owner console is open 24/7. The legal framework for the property is summarised on our Dubai compliance page.
What you can check yourself on day 30
- The DET permit number shown on each listing, and its expiry date.
- The name on the Airbnb listing and the Booking.com agreement: yours.
- Booked nights and the rates applied, in the console.
- Every line of the first statement: stays, amounts received, 20% fee.

How long until the first booking with a holiday home manager in Dubai?
At Flatlab, 7 days on average after signing, provided the DET permit file is complete. A DET inspection or a pending developer NOC extends that timeline.
Can I change holiday home operator in Dubai mid-contract?
Yes, under the notice terms of your current contract. Before you give notice, check who holds the Airbnb listing, the Booking.com agreement and the holiday home permit.
What happens to existing bookings when I change holiday home operator?
It depends on which account holds the listing. If the Airbnb listing sits on the old manager's account, Airbnb does not transfer existing bookings. If it sits on your account, they stay on the listing. Your current contract sets who hosts the stays booked during the notice period.
Do I need to be in Dubai during the first month?
DET's portal is online and a non-resident submits a signed passport copy. You follow the launch from the owner console.
